How it works ?
- We reduce our side of the fee and credit you at closing.
- You get full service: pricing /offer strategy, showings & open houses, negotiations, inspections, vendor coordination and closing management.
- Normal escrow process.
What's the catch ?
- No catch. The savings come from reducing our commission, not from cutting corners or hidden fees. Everything is disclosed through escrow and handled just like any other transaction.
Do I get less service ?
- No. You receive full service representation: pricing and offer strategy, professional photos, marketing, showings, negotiations, inspections, vendor coordination and closing management. The only difference is that you keep more of your money.
How do you get paid ?
- We get paid through the standard commission structure at closing, just like any other real estate agency. We simply choose to rebate 70 % of our commision back to you.
How is the rebate delivered ?
- The rebate is applied as a credit on your closing statement or issued through escrow depending on the transaction type. It is fully documented and compliant with California real estate regulations.
Does this affect my offer strength ?
- Not at all. The rebate is handled after the offer is accepted, so it doesnt change your offer terms or make you less competetive. We structure the transaction in a manner that protects your position.
Why don't other agents offer such high rebates ?
- We believe that home ownership is an American dream and we want our clients to be able to afford their dream homes without paying hefty commissions. We are a localy owned independent business, and therefore not bound by the commission structures and overheads that are typical of larger agencies. We hope to be your Real Estate agent for life.
